What this seller net sheet includes

  • Documentary stamp tax on the deed. Miami-Dade charges $0.60 per $100 of the sale price for a single-family home and $1.05 per $100 for other property types such as condos. The rest of Florida, including Broward and Monroe, charges $0.70 per $100. Florida sellers usually pay this.
  • Owner's title insurance. Florida title premiums are set by the state. In Miami-Dade and Broward the buyer customarily pays for the owner's policy, but it is negotiable and written into the contract.
  • Property tax proration. Florida property taxes are paid in arrears, usually in November. If you close earlier in the year, you credit the buyer for the days you owned the home.
  • Commission. Real estate commissions are negotiable. Enter the total you agree to pay.

Not included: HOA or condo estoppel and transfer fees, open permit or lien payoffs, and any special assessments. See our full breakdown of the cost to sell a house in Miami.
